Introduction to me, Ms. Rogers - Sellers
have the right to be anxious in this market. Your
biggest questions need answered by someone like
me with real estate sales experience. You want to
know what your home is worth in this market and
how long it will take to sell. You need someone who knows how to search
for qualified buyers. Any agent can bring lots of
buyers to walk through your home, but are they
qualified buyers? Why do agents show homes to
buyers who are not qualified? They do it for the
sake of appearance. "Here I am - working
real hard for you, Mr. and Mrs. Seller!" The
last thing you need is to be disturbed by buyers
if they are not capable of buying. So, your agent
needs to pre-qualify everyone who walks through
your door.
Can you get what your home is
worth? Yes, but that is a loaded question because
when a seller says the word "worth" it
usually doesn't mean the same thing in a
Realtor's mind. Often, sellers are really asking,
"Get I get what I believe my home is
worth?". The answer to that is "it
depends".
What does it depend on? It
depends on how close the dollar figure in your
mind is to the figure your Realtor will bring to
you based on fair market comparisons. Sometimes,
these two numbers are far apart and sellers
become very disappointed when the Realtor shows
them the real market value of their home.
"But Sally and John sold
their home a year ago for the price we're
asking!"
That may be true, but the
market is changing so fast that good, quality
comparisons may not be able to be taken from a
year ago.
There are other factors, too.
For instance, Sally and John's home may have had
some features that your home doesn't have. Or it
may be the other way way around. If the latter is
the case, you may be surprised that the comps
show your home has more value than you expected.
The only way to find out is to
talk with me, let me gather some information from
you and then meet with me to go over the figures.

having sit on the market for a long time.
There are other pricing factors
that I will explain when I meet with you. And I
will tell you the "DOM", Days on
Market, as well as other factors that impact the
sale of your home. Pricing and selling your home
is not as simple as just signing the contract and
letting me put a sign in your yard. Furthermore,
just listing your home on the MLS and having a
sign in the yard is not enough any longer. I have
a marketing plan for every home I list.
